This listing is designed to assist students to search for available accommodations. It is not a referral listing. It is important that you understand that the Students’ Association does not screen renters or the landlords who post their properties. The Students’ Association does not inspect the properties. Landlord/ tenant issues that arise are therefore matters that are solely between the student and the landlord. It is the landlord and renter’s responsibility to be informed on current government guidelines including tenant and landlord rights. The Students’ Association strongly urges students to become informed by researching regulations regarding rental properties.

The tenant has the responsibility to…

  • Pay the rent on time
  • Not disturb people in the neighboring residences or mobile home sites
  • Not carry out any illegal or harmful activities
  • Keep premises clean and repair any damage the tenant or the tenant’s guests cause

The tenant is not responsible for ordinary wear and tear.

The landlord has the right to…

  • Receive the rent on time
  • Expect that tenants will not cause disturbances and not carry out illegal or harmful activities
  • Expect the tenant to keep the premises clean; expect premises to be free from damage
  • Regain the right to use the premises when…the tenant abandons them, the tenant moves out, the landlord gets an order for possession

The landlord must expect ordinary wear and tear.

The tenant has the right to…

  • Use the residential premises without being disturbed by the landlord
  • Not be disturbed by neighboring tenants…
  • When the noise or other activity of the neighboring tenants makes the tenant feel unsafe or uncomfortable, he or she can ask the landlord to take some action
  • Not carry out any illegal or harmful activities
  • live in premises that are safe and fit to live in (check City or Municipal Building Codes and Fire Regulations)
  • get a signed copy of the rental agreement
  • get rent receipts and a receipt for the security deposit
  • change the locks if the landlord agrees
  • reasonably assign or sublet the rental agreement to a sub-tenant

The landlord has the responsibility to…

Only enter the tenant’s residence when:

  • the tenant gives consent
  • it is an emergency
  • the landlord makes an appointment for a time during daylight hours and gives 24 hrs notice except on Sundays, holidays and when the tenant is temporarily absent
  • the landlord shows the residence to potential tenants during reasonable hours after the tenant gives notice of intention to move out.  The time when the tenant normally goes to bed is not a reasonable time.

Sometimes the landlord and tenant agree on times when the landlord can show the premises.

  • take steps to ensure that a tenant does not continue to disturb people in neighboring residences or mobile home sites
  • provide premises that are safe and fit to live in
  • give the tenant a signed copy of the rental agreement
  • give the tenant receipts for rent and security deposit when the tenant asks for them
  • not change the locks unless the tenant agrees
  • consent to a reasonable sublease or assignment of rental agreement
  • post the landlord’s name and address in the main entry or the apartment building

It is a good idea for the tenant to insure his or her personal belongings and for the landlord to insure the building.
